What Does Balcony and Terrace Work Include?

Balconies, loggias, and terraces are trafficked roof surfaces and are waterproofed on the same principles as a flat roof. Steinfurther Bedachungen carries out waterproofing, falls, drainage, edge details, and the surface build-up as a master roofing company – for new builds as well as for the renovation of damaged existing surfaces.

The basis is the waterproofing standard for trafficked roof surfaces (DIN 18531) together with the technical rules of the German roofing trade. Durability depends above all on the falls, the upstand details at door thresholds and adjoining components, and functioning drainage.

Terrace and Balcony Surfaces

The walking surface goes on top of the finished waterproofing. It determines not only the look but also how accessible the waterproofing remains later on. We therefore recommend build-ups that can be opened up again for maintenance without damaging the waterproofing.

Stone and Concrete PavingNatural stone, cast stone, or exposed-aggregate concrete slabs. Laid on pedestals, water drains underneath to the outlet and individual slabs can be lifted at any time.
Timber and WPC DeckingBoards on a ventilated substructure. Warm appearance, comfortable underfoot.
Gravel BallastThe simplest build-up. Weighs down the waterproofing and protects it from UV radiation.

How do you recognise a leaking balcony?

Typical signs are damp patches on the ceiling or wall below, flaking or hollow-sounding surfaces, cracks in the screed, and efflorescence or spalling on the underside of the balcony.

Does the old surface have to be removed completely?

That depends on the condition of the substrate. In some cases the existing build-up can be worked on; in others it must be stripped back to a sound substrate. This is assessed on-site.
